The Building People


The Building People has a need for a part time Planner/Estimator who will support the federal government the Northwest Arctic Region. This position will support two major task areas: a) Initial Tenant Improvement (TI) Construction Management and b) Alteration Construction Project Management for both owned and leased projects. The candidate will assist in collecting client agency’s requirements and providing tenant improvement relocation and small projects cost estimating. The planner/estimator will provide alteration management support for developing client scopes of work, estimating the proposed work, providing technical support for price negotiation, and revising existing estimates to account for escalation and various scope changes.
This position will be part time initially with the potential to be full time. The successful candidate will work remotely, with their own equipment and software to accomplish the work through a technical liaison with the government.
Required Experience & Skills

  • Knowledge of Tenant Improvement and Construction Drawings, ability to electronically measure space.
  • Knowledge of commercial office buildings systems such as structural, mechanical, electrical, architectural, security, telecommunications, finishes, ceiling, lighting, and partitions.
  • Hands on experience and working knowledge of general contractor competitive bidding process, bid reviews and evaluation of proposed costs.

TENANT IMPROVEMENT TASKS

  • Review approved design intent drawings, solicitation for offers, and tenant special requirement to become familiar with the Tenant Improvement to be constructed.
  • Compare approved design intent drawings to construction drawings.
  • Provide cost estimates for change order proposals as required.
  • Review proposed change order pricing and provide CO technical support for price negotiations if required.
  • Review final TI costs including change orders to ensure that shell and TI costs are not commingled; provide technical support as required.

ALTERATION TASKS

  • Assist the Project Manager to develop a scope of work for requested alterations. Document all tenant requirements. Draft formal scope of work.
  • Prepare estimate of requested work based on the approved scope of work.
  • Review price proposals. Review line items and overall pricing for reasonableness.
  • Provide cost estimates for change order proposals as required. Review change order pricing and provide CO technical support for price negotiations.

Required Education

  • Minimum of a High School Diploma and 3 to 5 years of relevant experience.
  • References required.
