Role and Responsibilities:
Preparation of plan review, budgeting and GMPs for potential projects. Collect and organize cost data for future budgeting. Manage the bid process for preparing GMPs.

Preconstruction Project Manager Job Duties:Complete the Preconstruction process which includes:
Review plans and provide comments to the architect at each stage of design regarding constructability and completeness.

Take-off quantities and budget the cost of the work at each stage of design.

Review pricing in comparison with owner’s budget and suggest changes or alternatives as required.

Prepare bid packages, preliminary schedules and any other information required to receive responsive, competitive bids from subcontractors and suppliers.

Provide a thorough scope review for each trade plugging additional pricing where appropriate.

Prepare the estimate for general conditions.

Assemble a complete GMP proposal that provides reasonable risk management and present to Preconstruction Director and/or company management for review.

Present company approved GMP proposal to owners.

Additional Specific Duties to Include but Not Limited to:
Ensure historic pricing is collected and organized for accurate budgeting on new projects.

Add or delete subcontractors from data base to maintain the ability to get complete and competitive coverage for all projects.

Continually search for new technology to improve productivity.

Provide support for project managers where knowledge gained from the preconstruction effort could be useful.

Qualifications and Education Requirements:
Bachelor’s Degree or equivalent in Construction Management or Building Construction.

Five (5) or more years of construction experience.

Ability to work under pressure in a deadline-driven environment, as part of a cohesive team.

Ability to coordinate numerous activities and multiple groups of people who need to cooperate to achieve maximum efficiency.

Proficient in Microsoft Office, especially Outlook, Word and Excel.

Proficient in Microsoft Project.

Ability to learn new software systems, training provided.

Excellent verbal and written communication skills required.

Must have a good command of the English language, oral and written.
