The Project Manager reports to the SVP of New Construction.
The position requires exceptional organizational and communication skills in addition to high level of technical knowledge related to low voltage infrastructure in multifamily new developments, Service Provider deployment specifications, and the general process and timing of telecom related construction milestones.
Primary Job responsibilities include but are not limited to:
- Hosting of client and provider recurring calls, including preparation of agenda and follow up emails to keep track of issues until resolution had been obtained.
- Draft New Construction accomplishments for TMR Report and participate in monthly call with Client Services.
- Populate Financial Summary templates with provider proposal terms and prepare first draft of Deal Memo. Circulate the Financial Summary and Deal Memo’s to RCP teams for internal approvals before sending to the client project and executive teams. Coordinate and host conference call to review the varous provider offers and obtain a direction from the client. Follow up with the client in order to make sure a decision is made in a timely manner.
- Track Schematic Design document procurement from Client and RCP deliverables of design narrative and initial ROM prep on Google Sheet PM Tracking Tool.
- Contract Prep (Collect contract data and send with SPT to contract administrator) and QC redlines. Track contract redlines through to Client and Provider execution.
- Update the DD Property, Agreement and New Build pages in Salesforce.
- Populate, distribute and track the Amenity Spreadsheet which summarizes amenity complimentary and non-complimentary accounts to facilitate implementation. Review any open questions with the appropriate vendors or service provider represenative and track any such issue until resolved.
- TCO tracking
- Track Special “Service Provider Reimbursement” Circumstance for Accounting – collect client invoices and send to RCP Accounting
- Review monthly “Quick Books – New Construction Invoicing” Report to determine if stage of construction triggers any invoicing.
- Escalate any client, service provider or third party support issues to SVP of New Construction.
This position is full time from home office with eight-hour workdays. Limited travel is expected for purposes of client management, annual training seminar and other training opportunities.
Home Office:
- Dedicated work from home space required to accommodate video conferences and teleconferences with clients, providers and RealtyCom staff.
