Site Acquisition Manager (Wireless Telecommunications)

Tectonic Engineering Consultants is currently seeking a full-time Site Acquisition Manager to manage various telecommunications projects within our Irvine, CA Office.

ESSENTIAL FUNCTIONS

  • Manage site acquisition responsibilities and effectively manage site acquisition staff;
  • Establish project priorities and goals for project performance and timely achievement of milestone completion dates for project(s) in accordance with client contracts;
  • Develop multiple site acquisition vendor relationships and contracts in driving consistency, efficiency, and financial results, and collaborate with company resources as needed to provide additional services;
  • Communicate regularly with the client to ensure project satisfaction;
  • Secure leases for the client, including lease review and negotiations, and completing all necessary associated documentation;
  • Communicate and coordinate site activities with construction management, environmentalists, engineers, attorneys, and other necessary contacts to ensure successful site completion; this may include regular site walks on the construction sites and travel to such sites;
  • Obtain permits, including communicating with legal counsel and municipalities, and attending zoning meetings as needed;
  • All other related duties as required.

QUALIFICATIONS

  • A minimum of 5 years of experience in site acquisition, leasing, and zoning, with a minimum of one year of project management experience on wireless telecommunications projects, and experience working in the California market;
  • Proficiency in AT&T & VZW processes, procedures, and applicable software;
  • Experience managing and supervising staff and subcontractors;
  • Valid California Real Estate License is preferred;
  • Strong background in the negotiation of leases within the wireless telecommunications industry, as well as the ability to read, understand, and interpret related legal documents;
  • Must have strong leadership, supervisory, and interpersonal skills;
  • Detail-oriented, with the ability to communicate effectively, both orally and written, to coordinate with clients, supervisors, and managers;
  • HS Diploma or equivalent required; Associate’s or Bachelor’s degree in a related field is preferred; PMP certification is a plus;
  • Strong computer skills, including familiarity with Microsoft Outlook, Word and Excel, as well as ability to utilize various software programs, time reporting systems, and other related computer applications;
  • Requires a valid, acceptable driver’s license and personal vehicle to travel to meetings and sites as needed.
