TEKsystems is currently seeking a Telecom Site Acquisition Specialist for a 100% Remote contract to hire opening.
SUCESSFUL SITE ACQUISITION AGENT
Will be a self-motivated, natural leader willing to take the lead on their project. That means having the ability to utilize all industry online and software tools and knowledge to research rural zoning codes and complete property searches and collocation applications. Ability to track every project milestone (for multiple sites) from RFDS (RF Datasheets) to NTP and report weekly status to the team. Must have the ability to interpret, complete, process, review and/or correct: structural analysis, mount analysis, RFDS, CDs, Collocation applications, Purchase Order Requests, Purchase Orders, Leases, Easements, Zoning applications, Building permits, Electrical permits, Occupancy permits, State permits etc. Comfortable with negotiating long-term legal contracts (i.e. Leases) with high dollar amounts. Candidate must be self-driven and follow through on all project details in a timely manner.
Job Description:
- The SA Specialist works with Project Managers, Construction Managers, Engineers to:
o Identify land parcels that can be used to construct telecommunication facilities or hold equipment (i.e. Sites to build new Telecommunication Towers, sites for Microwave Dishes/antennas, etc).
o Submit applications to Landlords (i.e. Tower owners) to collocate on an existing tower, modify a tower, or build a brand new tower.
o Acquire the necessary permissions and authorizations (i.e. permits, Notice to proceeds(NTPs), zoning approvals, etc.) needed from the appropriate parties to assure that all telecommunications construction is in compliance with all local, federal and state regulations.
- Review existing leases to determine allowable space for upgrade expansion and work with landowners to negotiate lease amendments and costs when needed.
- Perform reviews of existing telecommunication facility sites (i.e. antennas, towers, microwaves, satellite earth stations, etc) and historical documentation (i.e leases, engineering plans, RF datasheets) to determine whether site is an optimal candidate to upgrade to 5G wireless service. If it is not, identify the obstacles that will prevent the site from being upgraded.
- Ability to Interpret/review and redline Legal and Engineering documents via Adobe, online, Microsoft Teams, Sharepoint, Cherwell, and Docusign.
- Knowledge of the Telecommunication Tower Company contacts (i.e. Vertical Bridge, Crown Castle, ATP, etc) and their procedures for collocation, modification & Notice to Proceed (NTP’s)
- Day to day managing and tracking of site and project milestones and weekly reporting to the project team.
- Familiar with (or with how to research and interpret) the local, State and Federal authorities and their codes, regulations and processes pertaining to fiber cable, wireless and towers.
- Utilize online data to complete Zoning and/or property ownership research throughout states.
- Ability to multitask and deliver under tight timelines, as well as having adaptability to changing scopes of work and deadlines.
- Attend project meetings to acquire project details and information needed to complete Site Acquisition work.
- Administer or assist with all activities for site identification, land use planning, including applications, surveys, lease amendments/modifications/renewals and conditional use permits.
