Telecom Site Development/ Site Acquisition Project Manager

Location: REMOTE!

Duration: 18 months

DO NOT APPLY IF YOU DO NOT HAVE TELECOM EXPERIENCE – Must have real estate experience with Colo’s, NSB’s, raw land leases, Macro and Small Cell mods

Duties and Responsibilities:
Specialist will manage real estate (pre-construction) efforts in support of our 4G/5G macro new build or modification programs in the Wisconsin area.

Interface with Regulatory team members, RE specialists, PMs and vendors.

Manage projects and vendor deliverables related to macro new build and macro modification projects.

Supporting the requisition of purchase orders and managing vendor deliverables through data integrity.

Supporting leasing, regulatory compliance, and task updates in magentabuilt

Proactively interface and drive behavior from external & internal teams involved in the real estate process so that scope of work, documents and approvals can be obtained on a timely basis.

Ability to run and report on project status through Excel, Google Sheets or other tools.

Day to Day: Weekly deployment calls with all the internal teams working on your project is expected. Tools such as Magentabuilt, Excel, must be kept current with latest project status notes and comments. Every day will be driving all projects forward – Reviewing and negotiating leases pertaining to Colocation, NSB’s, Raw land usage, mods, tower and pole activities, etc. Additionally, partnering with internal teams to make sure the Regulatory teams has the appropriate paperwork to get clearances.

Additional Responsibilities include:
Weekly reporting and budget oversight

Resolve complex issues that cause delays with projects

Review and interpret lease verbiage, understand leasing agreements, successfully negotiate and work all types of agreements with landowners

Review and interpret zoning and permitting requirements

Facilitate meetings

MUST HAVE SKILLS:
Telecom real estate experience from a site acquisition or site development standpoint

7or more years of telecom engineering and development work experience.

Real Estate knowledge.

Leasing experience.

Contract review and negotiation experience

Ability to run and report on project status through Excel, Google Sheets or other tools

Network Real estate/construction experience

Property management, site acquisition or real-estate affiliated legal.

DESIRED SKILLS:
Strong communication skills.

Ability to multitask.

Ability to function at a highly proficient level while meeting the increasing demands of the business.
