The Role:

As the Wayleaves Team Leader you will be an experienced officer and a role model in the Team, exhibiting both strong technical subject matter knowledge, but also emerging people leadership skills.

This is a practical role that involves both performing the typical activities of a Wayleave Officer, but also aiding the Wayleaves Manager in the overall strategy, and progression against each of our Towns.

You will lead a small sub-team of wayleave officers who liaise with Land Owners, Occupiers, Agents, Local Authorities and other statutory bodies to secure all necessary legal and environmental consents, in order to place new telecoms apparatus on third party land and to gain access to existing apparatus.

Responsibilities:

  • Demonstrate ‘High-Performance’ and role model behaviour as a Wayleave Officer, achieving Freeholder/Organisation Wayleave agreement
  • Lead a small contingent of Wayleave Officers for a Region
  • Set clear direction to the Wayleaves Officers in terms of workstack priority order
  • Field, Identify & Develop the wayleaves processes with efficiency in mind, and the associated systems (e.g. salesforce)
  • Actively monitor Town progression, and support the Wayleaves Officers to maximise the opportunity to hit targets
  • Champion use of Wayleaves Website, to facilitate requests from workstreams such as – B2B, MDU, Special Requests
  • Accountable for effective pairing of Officers, with development in mind. Supporting in delivery of Training Workshops
  • Field ‘escalations’ into the Team, including the triage & identifying whether can be resolved at Team Member level or requires escalation into Manager. Create culture of empowerment.
  • Lead, motivate and manage the team on a day-to-day basis and help with their personal/professional development.
  • Communicate Swish objectives, plans and key milestones to team, as set by the Manager
  • Conduct Regular Check In’s (1-1’s) and be a key participant in regular team meetings

Key Core Skills Required:

  • Previous Team Leadership Experience Ideally can demonstrate examples of resolving difficult personnel issues, leading a team to hit targets and developing individuals to progress internally.
  • Problem Solving Skills . Evidence of overcoming obstacles and thinking innovatively to solve problems.
  • Effective Communication Skills
  • Integrity . Ability to deliver honest feedback (whilst tactful and considerate) even when the message is difficult.

  • Motivation Skills . Ability to motivate individuals and demonstrate passion for Swish Fibre.

Technical Subject Matter Knowledge – and practical experience, including

  • Electronic Communications Code
  • New Roads & Streets Works Act
  • Planning Act
  • Landowner identification and registration methods
  • Wayleaves, easement, and landlord’s consents
  • An understanding of route selection in a telecommunications network
  • Land searches, securing wayleaves, easement, and landlord’s consents in a telecommunications environment.
  • Drafting and negotiation of; wayleave agreements, valuation of rights granted pursuant to the agreement, valuation of compensation claims and drafting schedule of condition of land.
  • Building relationships with landowners, agents, consulting engineers, contractors, and government bodies
