Position Description :
Reporting to the Vice President, Real Estate, the Director will work closely with the Real Estate teams and other business partners to lead a team of approximately 130 building operations staff in the delivery of services at the company’s most critical facilities.
This position has a national scope and requires a leader with a strong business acumen, knowledge of both Real Estate and Project Management, excellent communication and relationship building acumen. Someone who collaborates with teams across Real Estate and several business partners establishing strong relationships with stakeholders and peers. In addition, the candidate must have a high degree of planning and HR management capability, operational experience and ability to strategically increase service and reliability within a mission critical environment.
Key Accountabilities:
Leads a team of Senior Real Estate Operations Managers to maintain Bell’s critical environments and ensure all building systems within the portfolio to deliver uninterrupted service to technical and staff occupants
Oversee the performance of all activities required for daily operation of the facilities (access control, housekeeping, health & safety compliance, legal compliance, etc.) including occupant relationship management
Manage operations expense budget to meet both financial and service level targets
Ensure team performs all necessary preventive maintenance routines, projects and repairs on real estate equipment
Responsible for preparing Special Methods of Procedure (SMOPs) for preventive maintenance routines and providing input on SMOPs for projects
Working jointly with the Facilities Infrastructure Team (building engineering) to develop or update operational governance principles and standards
Reinforcing and following guidelines to minimize risk exposure
Measuring and tracking activity and risk levels in critical facilities
Identifying Situations At Risk (SAR) within the buildings which require capital investment to resolve
Working closely and transparently with occupants to perform planned work, and responding to requests in a timely fashion and in compliance with agreed-to standards
Experience in managing staff at both the management and non-management (unionized) levels
Optimize operations efficiency to reduce energy consumption
Qualifications:
Bachelor’s or master’s degree in Engineering, Real Estate, business administration, financial, economic or related field, or equivalent work experience related to Real Estate
A minimum of 10 years of progressive facility operations management experience: 5 or more years in a senior capacity; 5 or more in management of mission critical environments.
Excellent analytical, strategic conceptual thinking, strategic planning and execution skills
Demonstrated ability to grasp, prioritize and manage stakeholder requirements and expectations
Ability to navigate within a complex matrix structure with a demonstrated ability to develop strong partnerships and collaborative relationships
Experience working on large critical real estate portfolios/programs with experience in telecommunication industry a bonus .
Knowledge/experience in use of Property and Facility management software/tools
Strong working knowledge of best practices in real estate management, staff scheduling and management, day planning, project planning, procurement methods, SOX compliance processes, and other building management processes
People leadership experience including coaching and developing others
Adequate knowledge of French is required for positions in Quebec.
