Project Manager at The Grinnell Group, LLC
The Grinnell Group provides real estate consulting services to the wireless and fiber telecommunications industries. The Project Manager is a contract position compensated on a milestone basis. The Project Manager provides leadership, expertise, communications, and quality control for clients’ development projects.
Responsibilities:
- Define project scope, schedule, cost, resources, risk, quality, and deliverables in collaboration with customers and The Grinnell Group management
- Direct and manage project development from beginning to end
- Effectively communicate project expectations and success criteria to team members and stakeholders in a timely and clear fashion throughout project life cycle
- Identify and resolve issues and conflicts within the project team
- Identify and manage project dependencies and critical path
- Plan and track project timelines and milestones within Clients’ and/or The Grinnell Group’s systems of record
- Run weekly project status meetings with clients and vendor partners
- Develop and deliver progress reports and presentations
- Communicate with accounting department required Purchase Orders and billable milestones
- Proactively manage changes in project scope, identify potential risks, identify process improvements, and devise contingency plans
- Coach, mentor, motivate and supervise project team members and contractors, and influence them to take positive action and accountability for their assigned work
- Build, develop, and grow any business relationships vital to the success of the project
- Collect and communicate best practices and tools for project execution and management
- Determine and assess need for additional staff and/or consultants and present to The Grinnell Group management

Requirements:
- Three or more years of work experience in wireless site development or similar project management experience in real estate development or telecommunications/technology deployment activities
- Highly developed knowledge of project management skills, with understanding of scope, schedule, cost, quality, risk, resource, and deliverable management
- Experience managing and motivating teams with multiple functional competencies
- Ability to manage a large volume of projects simultaneously
- PMP certified or actively pursuing certification preferred
- Highly developed written and oral communication and people skills including the ability to present to management
- Good judgment with the ability to make timely and sound decisions
- Versatility, flexibility, and a willingness to work with enthusiasm within a fast-paced environment and constantly changing priorities
- Process and detail oriented
- Outstanding work ethic and commitment to excellence and high standards
- Excellent organizational and time management skills
- Ability to manage and interpret large amounts of data, assess action plans, and communicate risks
- Strong computer skills – Word, Excel, Power Point, various project management software
- Successful completion of a pre-employment screen, to include a drug test and criminal background check
Work Environment
Location – Our offices are in Des Moines, Iowa. Position can be in person or hybrid in Des Moines or fully remote.
Travel – Periodic travel is required to client offices in Des Moines, Minneapolis, and Chicago. 3-6 trips per year is typical.
Job Type: Contract
Pay: $67,500.00 – $110,000.00 per year
