Job Description:

The Site Acquisition Specialist will be responsible for managing sites with tower partners, site acquisition vendors, and A&E vendors, including schedule, coordination and completion of new site build projects within stated timelines.

Essential Duties and Responsibilities

  • Identify, screen and pursue candidates for cell site development.
  • Work under strict timelines to bring in lease agreements that are acceptable to client.
  • Handle administrative details relevant to evaluating and selecting a prospective site.
  • Work with consultants, site acquisition personnel, attorneys, and clients as required.
  • Work with A/E firms on cell site drawings, exhibits, and renderings
  • Forecast and report on a regular basis to clients and direct manager.
  • Attend status meetings with clients.
  • Responsible for all Site Acquisition and associated activities on given projects, from propagation model and RF design to acceptance of the NTP (Node Test Platform).
  • Ensure that all Service Providers are adhering to Company processes and procedures, measure progress against the baselines and look for continuous improvement opportunities.
  • Manage all site acquisition activity including, but not limited to the following:
  • Site File audit.
  • RFDS review and comment.
  • SOW review or preparation assistance
  • Coordination of A&E and/or design services.
  • Evaluation of engineering requirements (assessment or analysis required).
  • Coordination and preparation of submittal documents (LL (Land lord) and regulatory).
  • LL Notification (preparation, submittal and tracking to LL acknowledgement of receipt).
  • LL consent (preparation, document submittal and tracking to LL acknowledgement of consent).
  • Regulatory approval up to and including zoning and BP or EP submission and approval.
  • Identify and manage all work required to complete and acquire NTP.
  • NTP hand off to services delivery team.
  • LL or regulatory agency assistance to the civil work and installation teams, including site access, design modification negotiation & approval.
  • Ensure that the agreed implementation schedules and guidelines are followed and enforced.
  • Attend coordination and progress meetings.
  • Maintain a good working relationship with the Customers representatives and all disciplines involved in the project.
  • Coordinates activities and ensure that all disciplines directly involved in the project are in line with the Project goals and objectives.
  • Ensure that proper records are maintained of all Site Acquisition documentation and data in company tools.

Required Qualifications

  • An understanding of construction, maintenance, and organizational effectiveness concepts.
  • Knowledge of design that relate specifically to the telecommunications industry.
  • Must be able to clearly identify customer needs with respect to quality, cost, product specifications, and timeliness.
  • Required: 5+ years of related experience.
  • Preferred: Bachelor’s degree in Construction Management or Engineering; however, managerial experience in legal and real estate may substitute.
  • Industry specific knowledge in construction, technology and telecommunication industries preferred.
  • Must understand quality standards and be able to determine acceptable performance and service standards in the industry.
  • This person must be a competent communicator, a team leader and motivator, bringing integrity, fairness, concern for all persons, and good judgment and decision making to this position, as well as, possess a can-do attitude.

Job Type: Full-time

Pay: $60,000.00 – $75,000.00 per year
